Both are licensed by the Financial Services Regulatory Authority of Ontario (FSRA) and both shop your mortgage across many lenders. A Mortgage Agent Level 2 works under a licensed brokerage (for me, Sherwood Mortgage Group, licence #12176) and can arrange mortgages with banks, credit unions, monoline lenders and private lenders. For you, the process is the same: one application, compared across 110+ lenders.

How much down payment do I need to buy in Bowmanville?

The minimum is 5% of the first $500,000 and 10% of the portion between $500,000 and $1.5 million. Homes priced at $1.5 million or more need 20% of the full price. With less than 20% down, the mortgage must be insured by CMHC, Sagen or Canada Guaranty.

Do Bowmanville buyers pay municipal land transfer tax?
